The non-bank lending sector has doubled its asset size in three years with interest from both domestic and international investors, according to real estate investment manager MaxCap Group.

Bruce Wan, head of research at MaxCap Group, told Asian Investor that the growth initially stemmed from high-net-worth, private investors, but larger institutional investors are now increasingly involved.

“Institutional investors like pension funds typically take longer to enter due to their more extensive due diligence process and need for board approval,” he said.

Several factors are driving the shift toward the private debt market. First, the absence of both a high-yield bond market and a collateralised loan obligation market. Second, the trend of domestic banks pulling back from certain sectors due to higher regulatory capital requirements.

Additionally, poor performances in some traditional assets have led investors to look elsewhere.

“The sector is definitely seeing increased interest from both domestic and international investors seeking better portfolio diversification, especially after traditional diversification strategies proved less effective in recent market conditions,” said Mr Wan.
