Good news for Sydney first time property buyers who have missed out on exemptions due to low caps on stamp duty exemption - given the high property prices in Sydney.

The Berejiklian government will temporarily axe stamp duty on NEW Homes under $800,000 for first home buyers to boost construction and create jobs amid the COVID-19 crisis.

This means that a home buyer could score a discount up to $32,335 with the $10,000 grant!

Under the changes, the threshold for stamp duty being charged on new homes for first home buyers will increase to $800,000, with the concession reducing on higher values before phasing out at $1 million.

The change to the thresholds will only apply to newly-built homes and vacant land, not to existing homes, and will last for 12-months, starting on August 1.

I'm compelled to share with you a case study today because I speak with many people who are struggling to save a home deposit and feel like they will never get there AND they just don't have insight into what's out there to boost your deposit.

There is so much right now in the form of government grants and cashback offers - to demonstrate I'm providing a case study below of a buyer I am working with right now.

She is a first timer buyer with just a small deposit of $8K and in the coming months she will be moving into her own first home in Sydney valued at $431k.

Normally this deposit would not be enough, but thanks to a combination of exclusive cashbacks we have negotiated for her AND government grants, she's approved to buy:

-Buyer Deposit: $8,000
-NSW First Home Owner Grant: $10,000
-Cashback: $43,100 (used to top up buyer's deposit)
-No Stamp Duty

That's a total of $61,100 in rebates/concessions, which adds to her deposit and is the difference between her renting and owning her own property.

Add to this the new Home Builder Grant released today which provides an additional $25,000 grant for new homes and apartments purchased this year. Yes you get this $25,000 plus the first home owner grant, pretty awesome.

Cashbacks for selected properties, and there are eligibility conditions for all government grants and you need formal finance approval etc.
