The investment rules Australians have relied on for decades are shifting.

The 50% CGT discount is gone from 2027. Negative gearing on established residential property has been quarantined. Discretionary trusts face a 30% minimum tax from 2028.

These aren't tweaks. They're structural changes that affect how capital should be deployed going forward.

The investors I'm speaking to right now aren't waiting to see what happens. They're looking at their portfolios and asking the right questions.

Before we get into what the 2026-27 budget means for your investment portfolio I want to make sure we're speaking the same language.

A quick primer on private markets:

πŸ”΅ PRIVATE MARKETS
Investments in assets that are not listed on a public exchange (ASX, NYSE etc). Less liquid. Less correlated to daily market noise. Historically the domain of institutions and HNW investors but accessible to wholesale investors in Australia.

πŸ”΅ PRIVATE CREDIT
Loans made directly to businesses or borrowers outside the banking system. The lender (a fund like Aura's) earns interest income. The return is fixed income-based, not reliant on a share price. Short durations, secured structures, first-loss protection are features of quality private credit.

πŸ”΅ PRIVATE EQUITY
Taking ownership stakes in private (unlisted) companies typically to grow them and realise value over time. Higher risk, higher potential return than credit. Capital is typically locked up for a 5 year period.

πŸ”΅ VENTURE CAPITAL
A subset of private equity focused on early-stage, high-growth companies. Higher risk profile. In Australia, ESVCLP-registered funds carry specific tax incentives for investors.

Why does this matter post-budget?

The CGT changes coming from 2027 affect capital gains from listed assets. Private credit and real estate credit funds generate income rather than capital gains, so they sit in a different part of the tax conversation.

The 2026-27 budget didn't tweak the rules for investors. It rewrote them.

From 1 July 2027, the 50% CGT discount is gone. Negative gearing on established residential property has been quarantined. Discretionary trusts face a 30% minimum tax from 2028.

If your portfolio was built around the old settings, now is the time to look at it again.
