A knock-down rebuild may be treated as a brand new property under this year's tax changes.

If you knock down a property and rebuild, the new build is treated as a new property under the tax regime introduced in 2026. That is different to how these projects were treated before.

But if your project adds real value through a knock-down rebuild, or through subdivision into more than one property, you may still be able to access the CGT and negative gearing benefits that applied under the previous rules.

Most people with a home loan don't actually know the difference between an offset and a redraw, and getting it wrong may cost thousands.

An offset account is linked to your loan and works for most people most of the time. Every dollar sitting in it reduces the interest you're charged, without you having to do anything extra.

A redraw is different. It's better for putting extra repayments aside and locking them away, so you're not tempted to dip into that money every day. If you're diligent and keep a reasonable balance, it can be worth paying a bit more for an offset instead, because every dollar in there is working to cut your mortgage interest every single month.

You may sell an old home years after moving out and still pay zero capital gains tax.

There's a rule called the 6-year absence rule. It lets you keep treating a property as your main residence, even after you move out and rent it, for up to 6 years. Sell within that window and you can avoid capital gains tax altogether.

Move back in at any point and move out again, and the clock resets. It is one of the easiest ways to keep building wealth without getting stung at tax time. Just know that if you buy a new place to live in, the exemption shifts to that property instead, so there are some things worth thinking through first.
