But one of the biggest mistakes I see is waiting until they've found the right property before speaking to a broker.

By then, there's pressure.

Pressure to understand your borrowing capacity.

Pressure to compare lenders.

Pressure to organise your documents.

Pressure to obtain pre-approval before someone else makes an offer.

The buyers who are in the strongest position are usually the ones who prepared before they found the property.

Even if you're planning to buy later this year, understanding your borrowing capacity and having a plan in place now can make the process much smoother when the right opportunity comes along.

You don't need to buy today.

But when the right property appears, you'll be glad you were ready.

When was the last time someone reviewed your home loan?

One of the biggest misconceptions I come across is that if there's a better interest rate or a more suitable loan available, the bank will let you know.

Sometimes they do.

But often, they don't.

Life gets busy. We set up our home loan, make our repayments each month and simply assume everything is still competitive.

The reality is that lending products, policies and your own circumstances can all change over time.

A home loan review isn't just about chasing a lower interest rate.

It might identify an opportunity to:
• reduce your repayments
• access equity for renovations or future plans
• consolidate higher-interest debt
• move to a loan that better suits your current goals.

And sometimes, the review confirms you're already in a great position.

That's valuable too.

The important thing is knowing, not assuming.

I understand that obtaining a home loan is one of the biggest financial decisions many people will
make, and that no two situations are ever the same.

As a mortgage broker, I take the time to understand
my clients’ goals, circumstances and long-term
plans so I can provide advice and strategies that are

What you don’t see behind the scenes... 👇

Most people think a mortgage broker submits an application and waits for an answer.
The reality?

Sometimes we have to go toe-to-toe with a lender to advocate for our clients.

This particular application with one of the Big 4 banks was one of those.

The first credit assessor said no.
I reviewed the policy again.

I spoke with my BDM to work through the lender’s policy.
A second line assessor... still no.

The application was escalated to senior credit.
The outcome? Approved.

Nothing about my client’s circumstances changed.
Nothing about the lender’s policy changed.
The only thing that changed was how the policy was interpreted.

Moments like this are a reminder that being a mortgage broker is about so much more than finding an interest rate or submitting paperwork.

Behind every application is a person, a family, a goal or a dream. My focus has always been my clients and understanding what they’re trying to achieve.

That’s why understanding lender policy is so important.

It’s not about trying to “push a deal through.”
It’s about knowing when an application genuinely meets policy, advocating for your client, and ensuring their circumstances are assessed fairly and correctly.

Every lender has different policies, different credit teams and different interpretations. Knowing how those policies work—and when to respectfully challenge an interpretation—can make all the difference.

Because sometimes, the difference between a “no” and a “yes” isn’t the client...

It’s having someone who truly understands the policy, believes in the application, and is prepared to advocate for the outcome their client deserves.

It's one of the most common things I hear.

And sometimes, waiting is absolutely the right decision.

But too often, people assume they're not ready without ever running the numbers.

While you're waiting for the perfect home, your borrowing capacity, property prices and available government incentives may all be changing around you.

For many Australians, buying your forever home isn't the first step—it's the destination.

The strategy is often to buy what you can comfortably afford today, build equity over time, and use that equity to help you move into your dream home in the future.

Getting into the market doesn't always mean settling for less. Sometimes it means creating the opportunity to build something greater.

**The figures in this example assume eligibility for a 5% deposit government scheme, where Lenders Mortgage Insurance (LMI) may be waived. If you're not eligible, a larger deposit or LMI may apply.**

Stamp duty is also different across every state and territory. Depending on where you buy, your purchase price and whether you're a first home buyer, you may receive a concession or even a full exemption.

That's why every situation is different.

Don't rely on headlines, assumptions or what worked for someone else.
