Thinking about buying, refinancing, investing or making another property move? When you choose to work with Maison Mortgages, our first conversation is about understanding your story - we’ll ask a few questions:
What are you trying to achieve?
What are you considering?
Is this your first property purchase?
What’s your ideal outcome look like?
And perhaps most importantly…

What are you not sure about. What questions do you have?
From there, we can start looking at what your lending position could potentially support and what options may be available.

It's the first step in the Maison HAVEN process:

Rate rise hit your repayments? You might be able to claw some of it back, without much effort at all. 🏡

Start with your current lender. Give them a call, tell them you're reviewing your loan, and ask what they can do on your rate. Loyal borrowers don't always get the best deal automatically, but many lenders will sharpen their pencil when asked.

If that conversation doesn't get you anywhere, that's where I come in. I'll compare options across a wide panel of lenders and let you know if there's a better fit for your situation. And if staying put is the right call, I'll tell you that too.

There's no cost to you for my service, and a quick chat could make a real difference to what you're paying each month. Get in touch today:

"I earn $150,000, so how much can I borrow?"

If only it were that simple. Your income is important, but it's just one part of how lenders assess your borrowing position.
They may also consider things such as:
→ Existing home loans
→ Credit cards and other debts
→ Living expenses
→ Dependants
→ Other financial commitments
→ The proposed loan
→ Interest rates and serviceability requirements

And this is one reason why two people earning the same income can have very different borrowing capacities.
Your salary is only part of the story.
Before you start looking at properties, it can be useful to understand the bigger picture. Because knowing what you could potentially borrow is one thing. Knowing what makes sense for your situation is another.

🏡 You've been paying down your mortgage. Your property has increased in value. And somewhere along the way, you've built equity.
Here's the thing… Your equity could open up options for your next property move and understanding what you can actually use is where it gets interesting.

There are a few different pieces to the puzzle, including:
→ How much your property is worth
→ How much you still owe
→ How much equity may be usable
→ Your income and existing commitments
→ What a lender considers you can comfortably service

Your equity might potentially help you with your next property move whether that's investing, renovating, upgrading or something else.
If you're asking yourself "What's actually possible from where I am now?"
That's the conversation I have with clients every day. Let's work out what's possible for you.

Everyone’s talking about property prices falling… but here’s the part I think we need to talk about.”
If you’re buying to flip in six months, then yes - falling prices are obviously something to watch.
But if you’re buying a home to live in, or investing with a long-term view, the picture can look very different.
Because while property values may be coming under pressure, the cost of building isn’t going backwards.
In fact, today’s Courier-Mail is reporting building costs increasing by around 9% a year.
So here’s the question:
If it’s becoming more expensive to build a home, how much cheaper can existing homes realistically become?
Nobody knows exactly where the market will bottom.
But if you’re buying for the long term — whether that’s your home or an investment — rather than trying to make a quick profit, this could be a very interesting window of opportunity.

If you’re wondering whether the numbers stack up for you, let’s have a chat. I can help you understand your borrowing options and work out what could be possible for your situation.
Send me a DM… let’s talk numbers, not headlines.

What if interest rates move again? You don’t need to wait for the next RBA announcement to take action. If you already have a home loan or you’re thinking about buying, now is a good time to make sure your finances have some breathing room.

A few things worth considering:
💰 Stress-test your budget - could you comfortably manage a higher monthly repayment?

🛟 Build your cash buffer - having a little extra tucked away can make a big difference when household costs rise.

🔍 Review your current rate - when was the last time you checked whether your home loan is still competitive?

🏡 Make your offset or redraw work harder - if you have one, are you using it strategically?

✂️ Look at discretionary spending - making a few adjustments now can be easier than making big changes later.

And if you’re thinking about buying, don’t just calculate what you can afford at today’s rate. It’s worth understanding what your repayments could look like if rates were higher. Another rate rise may or may not happen. But being prepared means you’re not making financial decisions based on hope.

Be honest… which one are you choosing?
👠 These shoes or 🏡 this home?
💄 This Sephora haul or 🏡 this deposit?
✈️ Bali again? or 🏡 Buy the investment property?
🍾 Ch*****ne weekend or 🏡 extra repayments?
👜 The handbag or 🏡 the home?

There’s no wrong answer.
But if buying property is on your radar, it’s worth knowing what your numbers could actually make possible.

Back then, it was the **interest rate**.
Today, it’s the **price of the home**. 🏠

In the ’80s, you could find a home for under $100k… but mortgage rates were sky-high.

Fast forward to today, and interest rates have come down dramatically… but home prices have certainly made up for it!

Different era. Different challenge.
Same dream: owning a home.💭

What do you think. Would you rather have the ’80s house prices or today’s interest rates? 👀
