Offset vs Redraw - they are NOT the same thing!

It is really important to understand the difference between an offset and a redraw facility, when it comes to interest deductibility eligibility. Recent reports suggest proposed property tax reforms may preserve negative gearing for current investors, while potentially limiting it to new builds only for future purchases.

However, changes to the Capital Gains Tax (CGT) discount are still being discussed — and unlike negative gearing, these reforms could affect existing property investors as well.

For many Australians, that could have a significant impact on:
• Long-term investment returns
• Future property decisions
• Portfolio and exit strategies

With tax settings, interest rates and lending policies continuing to evolve, investors are paying close attention to what these changes could mean for the property market moving forward.

Landlords who currently negatively gear properties in Australia will be exempted from the changes to be unveiled on budget night sparing millions of property investors.

𝐃𝐞𝐚𝐥 𝐚𝐥𝐦𝐨𝐬𝐭 𝐟𝐞𝐥𝐥 𝐨𝐯𝐞𝐫 - 𝐮𝐧𝐭𝐢𝐥 𝐰𝐞 𝐬𝐭𝐞𝐩𝐩𝐞𝐝 𝐢𝐧...

A client came to us after their original deal (with another lender) hit a major roadblock — the valuation came in short, putting their investment property purchase in a trust at risk 🥶.

We made the call to move quickly with an external refinance + equity release… and very little time to get it done.

From there, everything had to line up fast.

Within just 5 business days, we:
✔️ Took over the deal mid-process
✔️ Secured a workable valuation
✔️ Got approval, issued & signed loan documents
✔️ Released equity for the purchase and;
✔️ Moved the loan to a new lender (external refinance)

It wasn’t straightforward, and timing was tight… but with strong lender relationships, proactive management and clear communication, we got it over the line.

End result: client secured the property and executed their strategy as planned 🤝

Rate rise again… how much is your home loan costing you now?
