Since 2014, APRA has capped investor lending growth, restricted interest-only loans, and added a 3% serviceability buffer. The recent federal budget is proposing even more changes to borrowing capacity and negative gearing. AND the gap between incomes and property prices has gone from 6x to 8.6x in 15 years.

So, the old 10-property playbook was built for a market that no longer exists.

Three to five properties, selected properly, can still get you to a six-figure passive income.

Renovating isn’t passive investing. It’s a second job.

Materials and labour are at record highs.

So unless you can do the work yourself, the return usually isn’t worth the time, risk, or stress.

That’s why we rarely use renos for clients.

It’s an active strategy: trades, blowouts, delays, holding costs, decision fatigue.

Our default plan is simpler:

Buy well. Hold long-term. Pull equity.

• Long-term supply and demand pressure

I made a crucial mistake with my first investment property - this is the checklist you should follow to safeguard yourself

The overall due diligence process for building a successful property portfolio involves multiple steps.

Strategy (which includes finance and structuring)
Market research
Sourcing (online and off-market searching)
Property due diligence
Ongoing property management and strategy review
As you can see, the actual process of purchasing (negotiating, signing contracts) is a very small part of the overall journey.

From my extensive experience, here’s the key to achieving property investment success:

1. Clear purchase plan which suits your strategy/goals/risk appetite
2. Data driven market research from the macro environment to micro elements, with supply and demand being at the core
3. Process of elimination due diligence process to filter out poor opportunities
4. Constant reviewing of the plan, portfolio and goals to ensure everything is optimised and aligned

Very rarely is this done all alone. It’s crucial to have a team to assist (even if you don’t use a buyers agent)

Now, a big caveat to the above note about having that team - is selecting those you trust.

And whilst it will always be your call as the paying client...

Know that objecting and challenging various basic elements of the professional’s role, will often make it harder for the professional to provide an optimal result.

This is a loooong appreciation post for our valued client - who asked some great questions up front to ensure we were a good fit (as did I)

But once we got going, she was full of trust in our process - we which we had more time, resources and focus on getting an optimal result
