The housing construction bottleneck continues! Latest ABS figures released yesterday show WA completed 13,627 residential properties in the year to 30 June 2022. That is simply not enough. We are already seeing the return of migration at a time when we have near record low residential vacancy rates and houses for sale at low levels as well. To put it in context, in the big downturn of 2015-2019, at the peak we reached near 30,000 houses for sale or rent in Perth. Right now it is around 9,800. The regions are in a similar situation. The housing shortage is here in WA and it's not going to get better anytime soon.

As many people know, we are facing a critical shortage of housing across the country, particularly in the residential rental market. More data was released today by the ABS and unfortunately the supply issues are getting worse. Across Australia, the number of building approvals for September 2022 declined 5.8% and are down 13% year over year. In WA, the number declined 9.3% in September and are down almost 30% compared to September 2021. All this in a market where the Federal Government budget papers forecast a return to very high immigration of 235,000 + per annum. It's going to be very hard to get a home for many people in the years ahead.
