BIG Changes for Property Investors in the 2026 Federal Budget 🚨

The government has announced major reforms to two of Australia’s biggest property tax benefits and it could reshape the investment market.

📌 Negative Gearing Changes
From budget night, investment property losses can no longer be used to reduce tax on your salary or wages. Losses will only be able to offset income from that same property.
✅ New builds are exempt.

📌 Capital Gains Tax (CGT) Changes
The current 50% CGT discount will be removed.

From 1 July 2027, investors will pay a minimum 30% tax on real capital gains (after inflation adjustments).

📌 Mortgage & Lending Impact
These changes could also affect how banks assess investment lending:
* Investor borrowing demand may slow
* Banks could tighten servicing requirements on existing-property investors
* More lending may shift toward construction and new-build finance
* Owner-occupiers and first home buyers may face less investor competition for loans and properties

🏡 What could this mean?
* More existing properties may hit the market
* Investors may shift focus toward new construction
* First home buyers could see more opportunities
