In practice, what matters is the combination of your current balance and what will keep flowing in.

For employed couples, employer contributions can be a meaningful engine over time.

Add rental income from a property, and the fund may be able to service a loan without you making any personal contributions from your pocket each month, depending on the structure and the numbers.

That said, balance still matters because lenders are conservative in this space.

Loan to value ratios are typically lower than standard home loans, and the fund needs liquidity buffers.

The point is not that “anyone can do it.”
The point is that many people rule it out too early based on an outdated idea of who SMSFs are for.
