Offset account or redraw? They can both help reduce the interest you pay, but they work very differently.

Here’s a property I found this afternoon. I ran the numbers to see what it’d take for a first home buyer couple to actually buy it.

Couple, $87k each ($174k household), buying in Mosman.
Purchase price: $895,000
Stamp duty (prorated, over $800k cap): $18,613
Total to get to the table (5% deposit + stamp duty + costs): ~$66,500
Loan: $850,250 @ ~6.25%, 30yr
Est. repayment: ~$5,235/mo
LMI: $0 (government scheme)
No 20% deposit required. And this could be all or partly gifted from parents.

RBA holding rates on August 11? The market thinks so but it wasn’t always this confident. Just 5 days ago the odds were basically a coin flip (57%). Now the ASX Rate Tracker has it at 97%.

Why the swing? Inflation just came in lower than expected (4% → 3.8%), and Westpac’s Chief Economist Luci Ellis says she’s no longer expecting any more hikes this year.

If you’ve got a mortgage and haven’t checked your rate in a while, now’s a good time to ask, lenders are getting competitive to keep your business. 📩

From 10 August, SMSFs can no longer borrow to buy residential property. That's one category of investor stepping back from the market.

Less competition doesn't fix affordability overnight, but it's still a shift worth knowing about.

I found this studio apartment on realestate.com.au with a guide of $595,000.

With a 5% deposit, you would need $29,750.

There is no stamp duty, and once you include conveyancing and other purchase costs, the total cash needed is $32,700.

The loan would be $565,250, with repayments of $3,462 per month at 6.20% over 30 years.

For a single first home buyer with no dependants or other debts, you would need an income of $105,000 p.a to buy this property.
