Rents are up, vacancies are down, and interest rates on investment home loans are at their lowest since late 2023. ⁣

The Reserve Bank of Australia has increased the cash rate by 0.25%, taking it to 3.85% - the first rate increase in more than two years.

In it's statement, the RBA pointed to:

1. Inflation rising above the 2–3% target range, and

2. Evidence that price pressures are likely to remain elevated for some time, supported by stronger than expected demand and a resilient labour market.

The Board’s decision reflects a view that slightly tighter policy is needed to help bring inflation back toward target over time.

If you’ve got a variable rate home loan, this means higher repayments ahead.

What matters most right now isn’t the headline, it’s how your loan is structured and whether it’s still working as hard as it should for you.

The Reserve Bank of Australia (RBA) has hosed down hopes of rate cuts this year ⁣

It’s all about inflation sitting above the RBA’s target range of 2-3%. 📊⁣

While official rate movements are uncertain, some lenders have adjusted their variable home loan rates, according to Finder and Mozo.⁣

And if you haven't refinanced in a while, you could potentially be eligible for a lower rate with another lender.⁣

Cotality says rate cuts in 2025 have boosted the average family's borrowing power by $51,000. ⁣

But those borrowing power gains could soon be eroded by higher home prices. ⚠️⁣

Rising values, a tight rental market, and lower borrowing costs are making property more attractive. ⁣

According to ABS figures, new investment home loans increased by 13.6% in the September quarter, with 57,624 loans written, the highest quarterly result since early 2022. 📊⁣

A new report from PropTrack shows just under one in five households aged 45-54 own a rental property. 📈⁣

Buying a home usually involves big sums of money, tight timeframes, and lots of email contacts - exactly the conditions cybercrooks love 😬.⁣

Unfortunately, property settlement scams are on the rise. 📈⁣

Hackers can pose as your solicitor or selling agent and trick buyers into sending payments - like a home deposit - to a fake bank account.⁣

But there are red flags to watch for:⁣

🚩 Last-minute changes to bank account details⁣
🚩 Slightly altered or suspicious-looking email addresses⁣

Always double-check payment details by phoning your agent or legal representative directly before transferring any money. 👍⁣

🏡 How much home equity can you really use? 🏡⁣

Home equity is the difference between your home’s value and your mortgage. ⁣

Equity can be used to fund an investment property or achieve other investment or lifestyle goals. 🎯⁣

But not all equity is ‘usable’. ⁣

Banks are generally comfortable with lending up to 80% of your home’s value, minus the balance of your loan. 🏦⁣

For example, let's say your home is worth $750,000 and your loan is $400,000.⁣

80% of your home’s value would be $600,000. ⁣

Subtract your loan of $400,000, and you have usable equity of $200,000. 💵⁣
