Sumo Mount Gravatt performed well during the first quarter of 2026.

In February, one participant moved out and Sumo took the opportunity to repaint the apartment and attend to other minor repairs and maintenance. The SDA provider is currently assessing the suitability of multiple applicants for the vacant apartment. The other three apartments are fully leased with long term participants.

Our builder has been actively preparing 52 Johnson Drive, Ferntree Gully for the upcoming slab pour. Underground stormwater, sewerage and electricity services have been prepared, and screw piling has taken place.

Sumo Managed Funds Pty Ltd (“Sumo”) has appointed Just SDA Management Pty Ltd (“Just SDA”) as the specialist disability accommodation provider for Sumo Cranbourne.

Sumo and Just SDA participated in the South-East Melbourne Disability Expo 2026 held on 27-28 March 2026 at the Cranbourne Racecourse. Sumo Cranbourne comprises of two newly completed large NDIS houses, located less than one kilometre from the disability expo, at 46a and 46b Clarendon Street, Cranbourne.

Each house consists of two large specialist disability bedrooms and one carer’s overnight accommodation plus spacious living areas.

The expo was a great opportunity to meet participants and their carer’s and showcase Sumo Cranbourne. It was also a valuable opportunity to understand participant issues that matter and ensure that Sumo is at the forefront of great site selection, design and building excellence.

Sumo Ferntree Gully - Quarterly Investor Report

The Sumo Ferntree Gully SDA development is an in-fill site located in the Southeast of Melbourne at 52 Johnson Drive, Ferntree Gully VIC 3156. The site has a land area of 727sqm. The site has been cleared to build two (2) houses to provide High Physical Support (HPS) facilities. Each house will consist of two (2) SDA bedrooms and one (1) carer’s overnight accommodation. Ferntree Gully has many community facilities close by including Westfield Knox shopping centre 2km away, Boronia shopping centre & railway station 1.8km, Dandenong Rangers 10km & parks with walkways only a few streets away from the site.

CURRENT STATUS

The project team has been able to achieve the below project progress over the last quarter:

· Building permit obtained.
· Site cut works complete.
· Underground plumbing works and authority connections underway.

FORWARD LOOKOUT

· Formwork and concrete slab to be poured in February 2026.
· Site framing to commence in February 2026.
· Forecast completion and handover by September 2026.
