🏠What the RBA's latest hike means for the property market recovery:

⭐️At its May board meeting, the RBA lifted the official cash rate by 25 basis points, marking the 11th hike in its tightening cycle, bringing the cash rate to 3.85% - its highest level since April 2012.

⭐️The hike will see mortgage repayments increase - as well as affecting borrowers, with maximum borrowing capacities now down by around 30% since rates started rising. Belle Property head of network growth Nick Boyd said he did not believe the rate rise will deter buyers or sellers due to the fact the volume of homes available for sale was drastically low compared to previous years. “The silver lining in all of this is, that people who are going through hardship right now - with interest rate rises and cost of living - and they own a property, they should have confidence knowing that the market is stable enough to transact within if they need to.”

⭐️ Shortages within the construction industry and a reduction in housing supply are also supporting resilience in property prices.

🏠 Confidence is building in the Melbourne market as we head into the final month of Autumn.

⭐️ PropTrack recorded a clearance rate of 68 per cent from 539 reported results last week, with Ray White and Barry Plant also noting clearances of about 80 per cent recently.
⭐️ A pause in the raising of the cash rate by the Reserve Bank of Australia has given buyers a more confidence, with low stock favouring sellers.
⭐️ Ray White Victoria chief auctioneer Jeremy Tyrrell said he thought the market had “turned a corner” since Easter.
“We’ve just seen the numbers at auction have improved, with buyer sentiment, good registration of bidders, good activity at auction and stronger clearance rates,” he said.
⭐️ Four bidders pushed this four-bedroom house at 29 Speight St, Thornbury, $108,000 beyond reserve.
