Federal Budget May 2026 Update
Some key notes;
1.Negative Gearing is changing from 1/7/2027 Can’t offset property losses against any salary income, only against rental income and future capital gains of the property. New builds are exempt. Existing properties continue to be eligible until sold.
2.Capital Gains Tax (CGT) discount of 50% is scrapped. Moving to a cost based indexation method with a minimum 30% tax rate
Whilst this is not tax or financial advice, we are seeing investors having their borrowing capacity impacted and lenders making swift moves to update their lending guidelines for investors.
Commercial Property investors are quietly making moves as they are chasing the income and holding property for longer.

it could mean looking at a blended interest rate with portion variable and a portion fixed
