We just helped a really excited couple buy their first home, and their story is a great example of why it’s so important to cover your bases when you’re house hunting. They found a place they loved, and were ready to put in an offer. I made sure we included a range of conditions to protect them, including subject to a building inspection.

Good thing we did!

The inspection showed a major issue with the concrete slab at the front of the house—something that could’ve cost them $30,000 to fix later on. That inspection saved them from a huge headache, and they of course passed on that property.

The good news? They didn’t give up. We used the Family Home Guarantee, which let them buy their dream home with a 5% deposit and no Lenders Mortgage Insurance. The property was $600k in Victoria, so they also didn’t have to pay stamp duty. They’re grabbing the keys next week and can’t wait to move in.

This just goes to show how crucial it is to do your homework before jumping in. Getting pre-approved and including the right conditions in your offer is essential to avoid costly mistakes down the road.

RBA Cash Rate Cut: What It Means for Australia’s Property Market.

Yesterday, RBA cut the cash rate by 0.25% to 3.85%, marking the second cut this year and the lowest rate since May 2023. This decision is set to boost buyer confidence and borrowing power, fueling demand in an already hot property market. But what does this mean for house prices?

According to Peter Tulip, Chief Economist at the Centre for Independent Studies, a 1% cut in interest rates could drive home prices up by 6% in the first year and 8% over two years. Based on CoreLogic’s national median house price of ~$772,000, this translates to potential growth of ~$46,000 in one year and ~$60,000 in two years. CoreLogic’s Tim Lawless also notes that the February rate cut already reignited market momentum, with national dwelling values rising 0.4% in March to a record $820,331. With markets anticipating further cuts—potentially to 3.1% by early 2026—expect continued upward pressure on prices, especially in high-demand areas like inner Melbourne and Sydney’s inner west.
