Dear friends it is Warwick here. Otherwise known as 'The Loan Gnome'. As you may be aware I have decided to retire from mortgage broking and my last day as a broker was last Friday.

Though.....I will still be in the industry in a 'Client Services' role by helping Nick and Mario at LifeStream Finance. These guys are my friends and I would like to encourage you to contact them if you need any loan assistance.

As a favour can you please like the LifeStream Finance page and share it with your friends and family. I will still be around on the same number and I will always be here if you need direction. But at 72 years young I am just slowing down a little and I'm setting myself up for relaxing retirement.

Signing off for the final time!!!! Yours in Finance.....the Loan Gnome!

Standby for another rate cut next week. Our economy is poised to go one way or the other.

Many of you would know I'm passionate about car racing (particularly Formula One). In my past lives (I sound like a cat!) the Loan Gnome has worked at service stations and on cars including racing cars.

As the Loan Gnome I believe I have delivered honest and efficient home loan service to you over the years. Well......I now have a special announcement.

Courtesy of my partnership with Mr Nick Plamenac I am going to concentrate on car finance. This is something I've wanted to do for years and something I am extremely passionate about.

Nick will assist with new home lending queries and I will focus on car finance (and equipment finance).

All of the lending will be done under the 'I See Finance' banner but I will also be sharing some of my previous car racing tales and tips about car financing and leasing. I can also give you some hints on vehicle purchases, the holistic car purchase experience.

Data from the annual Household, Income and Labour Dynamics in Australia (HILDA) survey found workers spent an average of 4.5 hours a week commuting, a rise of 23 per cent since 2002.

An interesting article:

As commuting times spiral in major capital cities, many families are opting for apartment living in the inner city, but satellite suburbs continue to grow — often without any public transport nearby, experts warn.

The stock market has taken a hit over the last few days. Peter Switzer has written an excellent article on the cause...the trade war between the United States and China.

China has been cheating on trade for decades and the Trump trade war is justifiable but the world is going to suffer. Can economists rescue global economies from the fallout of Donald's trade war?

The timing of yesterday's rate cut was a little bit of a surprise. I was expecting the second cut to occur in October. Lenders have reduced their rates between 0.19 and 0.25%.

An interesting read regarding sentiment in the Real Estate market after the recent election. APPRA's decision to review assessment rates, the First Home Buyer Guarantee Scheme, Negative Gearing to remain unchanged and Capital Gains tax to remain unchanged have provided a massive boost.

Australia’s housing market downturn is coming to an end, with leading economists predicting a spike in hous...

This week you would have heard about the First Home Owner scheme introduced by the coalition (but matched by Labor). Here is a summary:

1. First home buyers will require an income of up to $125,000 or couples with a joint income of up to $200,000 to be eligible;

2. The Coalition will guarantee the difference between that lower deposit (down to 5 per cent) and the industry standard (about 20 per cent), which means the first home buyers would not have to pay mortgage insurance;

3. Once the first home-buyer has borrowed 95% of the value of the house, the government guarantee lasts until the homeowner refinances.

The Federal Election will be on Saturday May 18! Irrespective of the way you vote I encourage you to respect everyone's opinion.....except if they vote for The Greens. Greens voters should be condemned!

Good news for small businesses. Both houses of Parliament have approved the federal government’s bill to lift the instant asset write-off for SMEs to $30,000.

The Coalition government’s Treasury Laws Amendment Bill 2019 yesterday passed both the House of Representatives and the Senate, just days after the government announced its proposal in its 2019-20 budget.
