Nurses who bought their first home using the government guarantee scheme, this one is worth reading.

Getting into the market with a low deposit was a smart move. But that same scheme can feel restrictive when you want to refinance or access the equity you have built up, because most lenders require your LVR to be below 80% before they will let you move without paying LMI.

The nurse LMI waiver changes that. How your income is assessed can make a significant difference to your borrowing capacity. Select lenders will count 100% of overtime, penalties and allowances, and will treat salary packaging as tax free income rather than taxable. For nurses working casually, through an agency or across multiple roles, some lenders will also recognise 100% of that income where others simply will not.
