A big congratulations to Riarna & Troy on purchasing their first investment property!
 
After seeing significant growth in their owner-occupied home in the last few years, they wanted to put that equity to good use and take the next step in building their property portfolio.
 
With Troy being self-employed, income verification can sometimes be a little more involved. However, as he had been paying himself a consistent wage from his company for over 6 months, we were able to keep things simple with Bankwest and verify his income using 6 months of payslips.
 
Putting the equity in their home to work has allowed them to add another asset to their portfolio and continue building towards greater flexibility in the future.

Proud to have been named the Aussie National Winner for Emerging Retail Broker for FY26.

In my first full year, I was able settle $74 million in lending across a wide range of clients and scenarios. This included first home buyers, refinancers, upsizers, downsizers, clients rebuilding their finances, renovators, construction loans, guarantor loans, investors along with many other unique situations.

I worked with 16 lenders throughout the year, including HSBC, NAB, Westpac, BankSA, ING, Macquarie, Bankwest, CBA, La Trobe, ANZ, ME Bank, Pepper, Liberty, Firstmac, Homestart Finance and OwnHome.

I’m proud of the role I get to play in helping people navigate their finances and make the process as simple and straightforward as possible.

A big thanks to all the lender BDM's & my team at Aussie Modbury and Gawler for your continued support.

A great result for a young couple taking their first step into the property market.
 
I recently helped them purchase a block of land to build their first home.

Female applicant works at a primary school as an SSO and in OSHC during the school holidays. Male applicant is a few months away from completing his apprenticeship, with his base salary expected to increase from around $55k to approximately $84k once qualified.

Their goal was to secure their own block and start building as soon as possible, rather than waiting for their income and deposit position to improve.

After reviewing their options, we were able to get them approved through HomeStart for both the land purchase and construction.

The build is expected to take around 12 months.

Once completed, we’ll review their position and look at refinancing to a traditional lender, with both incomes expected to be significantly higher by then.

They couldn’t qualify with a traditional lender today, but that didn’t mean they had to wait.

They’ve secured their ideal block and can now move forward with their build rather than watching land and construction costs continue to rise.

Yes, the short-term interest cost is higher with Homestart, but for them, owning now outweighed the cost of waiting.

There are often more options available to first home buyers than they realise, especially when income or deposit is lower.

Every situation is different. My job is to find the right pathway for each client.

Self-employed lending made easy.

Think getting a loan while self-employed is difficult?
It doesn’t have to be.

Lenders have several ways to assess self-employed income, including:

• Latest year financials — some lenders may only require the most recent year if your numbers have improved.

• 2 personal Notice of Assessments

• 6 months of PAYG payslips — if you pay yourself a regular wage from your trading entity

• 6–12 months of BAS statements

Recently, I helped a couple of clients who pay themselves a regular wage from their company.

We were able to use just 6 months of payslips to verify their income — no need to rely on the company’s financials.

Simple, straightforward and the right solution for their situation.

If you’re self-employed, don’t assume getting a loan will be difficult. There may be more options than you think.

$165k in just over 2 years!

My clients signed a contract of sale for their land at Gracewood, Mallala in 2024 for $184,900. They put down 10k deposit.

Their land has just titled and ready to settle today, The valuation on the land portion we received for their construction loan came back at $350,000.

That’s a $165,100 increase in just over two years.

An awesome result for my clients and certainly makes the wait for the land worth it!

It’s also a great example for first home buyers looking to build.

Some estates allow you to secure land with a deposit as low as $5,000, with the land not settling for another 6, 12 or even 18 months.

This means you can lock in today’s land price without needing the full deposit straight away.

While you wait for the land to settle, there’s also the potential for it to increase in value, just like it has for my clients.

Is a 0.10%, 0.20% or 0.30% lower mortgage rate really worth it?

Here’s a simple example:

Loan: $600,000
Term remaining: 25 years
Current rate: 6.29%

A small rate reduction can make a difference:

6.19% — save approx.
$37/month or $444/year

6.09% — save approx. $73/month or $876/year

5.99% — save approx. $109/month or $1,308/year

But is refinancing worth it?

That depends on the costs involved, how long you plan to keep the loan and whether your current lender can offer you a better deal.

Sometimes you don't need to refinance at all — a simple rate review with your existing lender could be enough which i can help with.

If you haven't reviewed your home loan recently, it could be worth checking what you're currently paying versus what's available.

Well, it’s Friday.

I was thinking about what story I could share this week that might be useful.

I had a client come to me looking to buy his first property.

The numbers:

- Income: $60k
- Deposit: $120k
- Current rent: $240 per week = Low living costs

We looked at a couple of different options.

Option 1: Build his first home in SA using HomeStart Shared Equity, the First Home Owner Grant and the stamp duty waiver on the land. Move in, then potentially rent out some of the rooms later.

Option 2: Keep his living costs low by continuing to rent at $240 per week, and use his deposit to buy a low-cost, high-yield investment property.

After looking at both options, he decided Option 2 was the better fit for him.

Step 1 - Get preapproved

Step 2 - I referred him to an Aussie Buyers Agent, who found a property within two weeks - a townhouse in metropolitan Melbourne.

Step 3 - All the due diligence and inspections were completed, and the whole process was pretty much stress-free for the client.

Step 4 - Contract signed

**Purchase price:** $405k
**Current rent:** $470 per week
**Loan repayments:** approx. $460 per week

For me, this is a great example of why it’s important to look at the whole picture rather than just moving on the first thought.

Understand the options.

Compare them.

Let the client choose the option that best suits their immediate and long term scenario and goals.

Then get it done.
