We enjoy working with Architects and value the Architect’s role in the building process. However, sometimes there can be a disconnect between the client’s budget and the construction price.

We recently completed a Bill of Quantities for a builder for the construction of a new house. The clients budget was approximately $750,000. The cost to construct the new house was approximately $900,000 (feedback from the project Architect was that all prices received from builders were within 1% of each other).

Many architects use sources such as Cordell’s or Rawlinson’s for rates and pricing. We have found this to be off the mark with the cost of construction changing due to many factors including project location, site conditions, cost of labour and materials.

At JBG Quantity Surveying, we estimate for builders and keep up to date with current market rates, which ensures our prices are accurate for you and your client.

This guidance, as you design, means you can meet your design needs within the client's budget or have the information to allow you to provide options to your clients to either refine your design or increase their budget for their dream home. Working together prevents disappointment for clients when their tender quotes come back higher than clients expectations leading to a more positive experience for all parties involved.

I sometimes get asked, "what does a quantity surveyor do"?

Basically, a QS works out how much its going to cost to build a new building.

The QS will work out an initial estimate early on in the building's design. Then as the design progresses and more drawings become available the QS monitors the buildings changes to ensure the buildings costs do not creep above the initial estimate.

At the end of the buildings design, the QS will work out a detailed costing, or 'Bill of Quantities', of how much it costs to construct the new building.

Sometimes the QS may be called upon during the construction phase to carry out monthly inspections and certify the amount of construction work completed by the builder, along with some other administration tasks.

Hopefully that answers any questions about what a QS does.
