3 years of Access Wealth! 🚀

This week marks our third birthday, and what better time to reflect on how far we've come in such a short period of time.

When Access Wealth first launched, it was Dory Senior and John Staggs doing whatever it took to win business - even if that meant cold calling thousands of people who weren't even property leads, might we add!

Since then, a lot has changed. Ben Senior came on board as Co-owner, and we've built up to a consistent flow of enquiries from everyday Aussies who just want to do something about their financial future through property investing. 🏡

Fast forward to today: hundreds of clients and billions in property acquisitions.

On the team side, we started last year with just 5 people. We finished 2025 with 14. Today we're sitting at 35 across the business, and by this time next month we'll be over 40. What's even more remarkable is that this team now stretches across Australia, the Philippines, India, and Bali, all working together toward the same mission.

But beyond the growth, the numbers, and the milestones, the biggest thing is the impact.

Every day, we get the opportunity to genuinely change people's lives. To help clients take control of their future, build wealth, create options for their families, and put a real long-term plan in place instead of drifting through life financially uncertain. That's something worth being proud of.

-- Stamp duty: $18,000-$33,000 on a $600K property
-- Council rates, insurance, strata: $4,000-$11,000/year
-- Property management: 7-10% of rental income
-- Maintenance: 1% of property value per year
-- Vacancy: 2-4 weeks of lost rent annually
-- Emergency buffer: $10,000-$20,000

Two major proposals are being considered for the May 2026 Federal Budget:

1. Negative gearing limited to a maximum of 2 investment properties per person (currently affects ~214,700 investors who own 3+)

2. CGT discount reduced from 50% to 33% (meaning you'd pay tax on 67% of gains instead of 50%)

IMPORTANT: Neither change has been legislated yet. But if you've been thinking about building your portfolio, the current rules may not last forever.

Here's how most successful property portfolios are built:

Property 1 -- the foundation. Low risk, good location, strong fundamentals.
Property 2 -- funded by equity from property 1. No extra savings needed.
Property 3 -- diversification across markets and property types.
Properties 4-5 -- the compounding effect accelerates everything.

Timeline? Usually 10-15 years. Not a get-rich-quick scheme. A wealth-building strategy.

The hardest part isn't buying property 5. It's buying property 1. Everything after that gets easier.
