🏡 Ever heard of Loan to Value Ratio (LVR)?

📊 It’s one of the key measures every current and future home buyer should keep track of.

Your LVR shows how much you’re borrowing compared to the value of the property. It also plays a major role in the interest rate you’re offered. As your property value grows over time, your LVR improves which can give you access to sharper rates and stronger loan options.

Example: Property worth $500,000 | Loan $400,000 → LVR = 80% ✅

Why it matters

💰 Deposit power: A larger deposit lowers your LVR which can unlock better loan options.

🛡️ Lenders Mortgage Insurance (LMI): Above 80% LVR most lenders require LMI. This protects the lender but adds cost for you.

📏 Borrowing limits: Your LVR influences how much a lender is willing to offer.

👉 Knowing your LVR helps you plan smarter. From how much deposit to save, to the type of loan that suits you best, or whether you can access funds for those renovations you have been planning.

The Government has brought forward the First Home Guarantee changes to start 1 October 2025 instead of 2026.

Here’s what changes:
✔️ No more income caps
✔️ Higher property price caps in every state

This is massive. From October you need to be ready to move quickly!

At the new price points, savings on LMI alone could be $20k to $30k, plus sharper interest rates. Incredible news for buyers, but expect property prices and demand to lift fast.

Buy Now Pay Later services (like Afterpay, Zip, Klarna, Humm, Openpay etc.) are now regulated, which means:

> They’ll check whether you can actually afford the repayments before approving you.

> Your BNPL accounts can now show up on your credit report.

> Missed payments may hurt your credit score, while on-time payments could give it a boost.

> Lenders may start viewing BNPL accounts the same way they look at credit cards.

If you use BNPL, stay on top of repayments and keep accounts to a minimum, it can directly impact your ability to get a loan.
