Because I should have been the one holding him.

I loved the Navy. The mateship. The adventure.

The lifelong friendships. The relentless focus on the mission, and the high when you actually hit it.

It was addictive. It was fulfilling.

Then my world flipped.

I was nursing multiple injuries from service — unfortunately, pretty standard for most serving members.

At the same time, I was separated from my 4-month-old son.

And he got sick. Really sick.

I wasn't there.

I'll never forget the guilt. The hopelessness. The feeling I'd failed my family. As a husband. As a father. As a man.

That's how it felt, anyway.

Then I saw the photo.

My baby, helpless, clinging to my father. Because I wasn't.

Never again.

What's the point of serving my country if I don't have a family to come home to? What purpose does that give me?

So I made the call. My time in the Navy was done.

That was hard.

Harder was the question that came next: what do I do now?

I did the only other thing I knew. Business.

Dana and I launched APEX FINCAP. No idea where it would lead. No idea what it would become.

We went all in.

Driven by one image, that imagine of my helpless baby. Never again.

Business was the way to build freedom and safety for my family in a way a PAYG job never could.

That image burned into my mind. My pursuit relentless. My drive unwavering.

And the mission — just like I learned in the Navy — will be achieved.

And guess what?

It worked.

The six letters most business owners can't explain.

And banks decide everything on.
DSCR. DTI.

Two ratios that sit behind every commercial and residential loan decision in Australia.

Miss them and you'll wonder why the deal didn't fund, why the bank came back with a lower LVR, or why the valuation came in short.

Know them and you can have the conversation on equal terms.

Here's the five-minute version ↓

DSCR — Debt Service Coverage Ratio.
The commercial ratio. Can the property's income cover its own debt?
Formula: Net Operating Income ÷ Annual Debt Service.
Under 1.0 means the property doesn't earn enough to pay its loan. Banks want 1.25× minimum. Stronger deals clear 1.5×.
This is the number commercial lenders start every conversation with.

DTI — Debt-to-Income Ratio.
The residential ratio. Does your income cover all your debt?
Formula: Total Debt ÷ Gross Annual Income.
Since 1 February 2026, banks are capped at 20% of new owner-occupier mortgages — and 20% of investor mortgages — at 6× or higher. Above that line, you compete for a quota, not a credit check.

The bit no one explains.
DSCR is about the deal. DTI is about you.
Most borrowers mix them up. Lenders don't.
And non-bank lenders sit under a different regulator — so the DTI cap doesn't touch them. Same deal. Different outcome.

Strategy. Structure. Serviceability. Rate comes last.
