🎄 Buying Property Before Christmas? Let’s Get You Prepared! 🎄
The holiday season is almost here, and if you’re planning to buy a property soon, there are a few important things to keep in mind:
1️⃣ Bank Processing Delays: Banks are super busy this time of year, squeezing weeks of work into shorter timeframes. Reduced staff between Christmas and New Year can also slow things down.
2️⃣ Solicitor Closures: Many solicitors close their offices over the holidays, often from Christmas Eve until early January. Be sure to check your solicitor’s availability!
3️⃣ Contract Timelines: Make sure your contract allows enough time for finance approvals, building and pest inspections, and settlement.
👉 For contracts signed from November 25, 2024, consider:
• 21 days for finance and building/pest clauses
• 45 days for settlement
👉 For contracts signed after January 1, 2025, standard timelines (14 days for finance/building/pest and 30 days for settlement) usually apply.
💡 Pro Tip: Setting realistic deadlines in your contract helps avoid the stress of extensions—or worse, contract termination.
