The Reserve Bank has decided to hold the cash rate at 4.35% for another month.
While a hold might not sound particularly exciting, it’s an important one for anyone considering their next move in the property market.

Getting pre-approved doesn’t mean you have to buy tomorrow.
It simply means you’ll know what’s possible.
Think of it as having a roadmap before you start the journey. Instead of falling in love with a home and hoping the bank says yes, you’ll already have a clear understanding of your budget and what you can comfortably afford.
Most pre-approvals are valid for around 3–6 months (depending on the lender), giving you time to browse, attend open homes and make offers with confidence—without feeling pressured to buy straight away.
The best part?
When you do find the one, you’re not scrambling to work out if you’ll be approved for the amount you need. You’ve already done the groundwork, which can make the whole process feel far less stressful.
A pre-approval isn’t a commitment to buy.
It’s simply peace of mind.

One of the most common questions I get asked is:
“How much deposit do I actually need?”

The answer is: it depends on your situation, goals and the type of property you’re looking to buy.
To give you a clearer idea, here’s what a 5% deposit could look like across a range of different purchase prices.

A quick reminder — your deposit is just one part of the upfront costs. Depending on your circumstances, you may also need to factor in things like stamp duty, conveyancing fees and Lenders Mortgage Insurance (LMI).

The exciting part for first home buyers is that you may be eligible for government incentives or exemptions that could help reduce some of these additional costs.

Buying your first home can feel overwhelming, but you don’t have to work it all out alone.

One of the biggest mistakes I see is people ruling themselves out before they’ve even explored their options.

•Being self-employed.
•Having a HECS/HELP debt.
•Not having a 20% deposit.
•Recently changing jobs.
•Relying on overtime or bonuses.

These don’t automatically mean you can’t get a home loan.
Every lender has different policies, and every borrower’s situation is unique. What might not work with one lender could be possible with another.
Before assuming you need to wait another year (or longer), have a conversation with someone who can look at your individual circumstances.
