Wowzahs. This just in.

Brisbane is now the 3rd highest median dwelling value.

Sitting just behind Sydney and Canberra and surpassing Melbourne.

Some of the biggest reasons why?!

1. Victorians makin’ the moves:

18-19 month extended lockdowns for Melbourians prompted an exit of those who live in Melb, out of the city.

2. Normalisation of remote work:

The ability to “remote work” for many professions also makes it even easier for professionals to work from anywhere. Which in turn makes the move to the sunny state, even easier.

3. Chasing that QLD weather:

Close to the beaches (Sunshine Coast, Gold Coast, Byron), the Rainforest (Maleny, Montville, Gold Coast Hinterlands) as well as the major cities, makes sense as to why ABS migration data shows net interstate migration to Queensland hit a record high of 51,500 in the year to March 2022!

Desh came to us with a unique case.

He wanted to buy a new property and had originally went with another broker. However, came to us as that broker was unfortunately unable to help him get the application approved.

Out of the box? Ain’t no problems.

We took on the challenge and found our clients a lender who looked into the positives and we got it over the line.

As the year draws to a close, I wanted to take this moment to express my gratitude and gratefulness to YOU, yes, you the one reading this, for all of your ongoing support.

Here are some questions to consider to help you get a few steps ahead:

- What matters to you when it comes to your property finance? (e.g. is it about convenience? is it about getting the lowest rate?)
- How much of your monthly income is comfortable to allocate to your mortgage repayments?
- If this is your first property, do you qualify for any government schemes?
- If this is not your first property, could your current property help you in securing the next property (by drawing out equity?)
- What's your property wealth strategy? Are you looking to buy to live? Or live for a little while and then have it as an investment? Or purely an investment?

Buying a property is one exciting step to building your wealth.

So take these questions, and have a bit of a simmer to make sure you're taking the time to consider what's key, for you.
