｜Buying commercial property? Let's bust a big myth first.
A lot of people think you need a massive 30-40% deposit to purchase commercial property. That's simply not true. Depending on your situation, we can fund with no deposit, 10%, or 20% down.
Here's what actually matters: the numbers need to stack up from a yield perspective (rental income as a percentage of the property's value). That rental income is what services the loan.

One bank policy worth knowing about: the lease doc option. If the rental income from the property covers your interest only loan repayments, that's often all the information a lender needs (no extra financials required!)
This comes down to your interest cover ratio. Most banks look for between 1.2x and 1.5x. The lower your deposit, the higher your repayments, so it's a balance between deposit size and how well the rental income covers the debt.

｜PROPERTY SPOTLIGHT with Bradley Donnelly + matika_leadley 🔦

Newmarket. A home secured and finance approved the same day.

Here's how the numbers looked:
Purchase Price: $1,458,000
Loan Amount: $1,447,300
Interest Rate: 6.14% (Variable P&I)
Monthly Repayment: $8,817
Loan Term: 30 Years
A 3 bed, 2 bath, 2 car home across 197m² in one of Brisbane's most liveable inner-north suburbs. Owner occupied and settled with VISION Finance Collective.

｜Finance literacy series. Week five: LVR

LVR (Loan to Value Ratio) is one of the first numbers your lender looks at and it affects your rate, your loan options, and whether LMI (Lenders Mortgage Insurance) applies. Three letters worth understanding before you start your property search. Swipe to learn how it works.

｜There's new SMSF lending changes. Here's what you need to know.
If you're looking to purchase residential property through your Self-Managed Super Fund, timing matters right now. 10th of August is the date to know. Contracts need to be signed before then... after that, this type of lending will stop.
The good news? Commercial property is unaffected. If you're purchasing commercial property through your SMSF, it's business as usual.
