Damac Islands launched Phase 1 in November 2024, and it was nothing short of spectacular. The entire inventory sold out in just 10 hours, with a total value of AED 10 billion, and deliveries scheduled for 2028. The community offered 3,700 units, including a mix of villas and townhouses.
A 4-bedroom townhouse started at AED 2.1 million. Buyers paid a 20% down payment (AED 410,000) and have made an additional 10% in installments (AED 210,000), bringing the total amount they've paid so far to AED 630,000.
Since the launch, the price of these townhouses has gone up by AED 600,000, from AED 2.1 million to AED 2.7 million.
This means that with an initial investment of AED 630,000, investors have seen a return of around 95% on their investment.
Last month, Damac Islands launched Phase 2, with delivery scheduled for 2030. Phase 2 consists of a total of 8 clusters, but Damac released only 6 clusters this year, with the remaining 2 expected to be launched in February or March 2026. Remarkably, the 6 clusters, which include a total of approximately 3,844 units, sold out within just 5 hours, generating record-breaking sales of AED 13 billion. The remaining 2 clusters, which are expected to be released in the next 2 to 3 months, are estimated to have a starting price of around AED 2.9 to 3 million.

Here is how a 60-40 payment plan for an OFF PLAN property looks like with 8% Discount. OFF PLAN meaning delivery is in the future which is 2028.

All money will be transferred to the Escrow Account. So its 100 % safe & there no way the Developer can run with your money because its monitored by the Government.

Total price of a studio at Ajman Downtown is $156,000.

8% Discount = $12,480.
Apply Discount

$156,000 - 12,480 ‎ = $143,520

Total value of unit now is $143,520.

Pay 20% deposit $28,704 and $4386 in fees in first month.

Pay 40 % which is $ 57,408 during construction in installments for 36 months. $1435 every month for 5 months and $3157 every 6th month.

That way you have paid 20% at the start & 40% during construction. In total you have paid 60% so far.

Fees = $4386
40 % during construction = $ 57,408
Total out of pocket = $ 90,498

Unpaid so far.
40% = $57,408.

Do not pay the remaining 40% which is $57,408 and sell it at minimum of 100% profit at the time of handover. It will sell in a split second.

Selling price = $239,200.
Minus final 40% paid by new buyer = $57,408.
Cash received by customer = $181,792.

Cash received Minus Total out of pocket

$181,792 - $90,498 ‎ = $91,294.00

Net Profit = $ 91,294.00.

ROI = 100.88%

You can choose to sell it after 6 months if you don’t want to pay the remaining instalments. You will still make profit but not a huge amount.

Just 2 days ago, on 27.11.2025, Tiger launched the first ever Downtown community in Ajman a small emirate in the UAE. The developer released its studio units at an initial price of AED 366000.
In only 2 days due to very high demand the price increased from AED 366000 to AED 410000. The deposit for a studio Expression of Interest was just AED 20000 allowing investors to secure units at a very low entry cost.
Since the unit price jumped by a minimum of AED 44000 and in some cases up to AED 54000 investors made more than 100 percent profit on their initial EOI deposits in just 2 days.
Yet there are still people who say they do not understand why they were not able to make money.
