Damac Islands launched Phase 1 in November 2024, and it was nothing short of spectacular. The entire inventory sold out in just 10 hours, with a total value of AED 10 billion, and deliveries scheduled for 2028. The community offered 3,700 units, including a mix of villas and townhouses.
A 4-bedroom townhouse started at AED 2.1 million. Buyers paid a 20% down payment (AED 410,000) and have made an additional 10% in installments (AED 210,000), bringing the total amount they've paid so far to AED 630,000.
Since the launch, the price of these townhouses has gone up by AED 600,000, from AED 2.1 million to AED 2.7 million.
This means that with an initial investment of AED 630,000, investors have seen a return of around 95% on their investment.
Last month, Damac Islands launched Phase 2, with delivery scheduled for 2030. Phase 2 consists of a total of 8 clusters, but Damac released only 6 clusters this year, with the remaining 2 expected to be launched in February or March 2026. Remarkably, the 6 clusters, which include a total of approximately 3,844 units, sold out within just 5 hours, generating record-breaking sales of AED 13 billion. The remaining 2 clusters, which are expected to be released in the next 2 to 3 months, are estimated to have a starting price of around AED 2.9 to 3 million.
