Dubai’s ultra-prime market continues to strengthen.

In H1 2026, 320 homes sold above $10 million — a 23% increase year-on-year.

At the same time, Dubai recorded its strongest first half on record for commercial real estate transactions.

But I don’t believe the next phase of Dubai’s property cycle will be uniform.

The middle market faces increasing pressure from the volume of new supply coming through. Prime is different.

Scarcity, quality and continued international demand should continue to support the very best assets — and I believe prime Dubai still has room to grow.

The market isn’t one market. Asset selection matters more than ever.
